Carbon Monoxide & Smoke Alarm legislation for landlords
Did you know that since October 2015 - private landlords in England must fit a smoke alarm on each storey + a carbon monoxide alarm in rooms with a solid fuel burning appliance?
The legislation came into force on 1st October 2015. All alarms must be tested and functional at the start of each tenancy and there are fines up to £5,000 per property that does not abide by the rule.
The regulations are in place to help clarify the responsibilities of landlords when it comes to protecting tenants from fire and carbon monoxide and they apply to all landlords in England bar a few exceptions.
As far as maintenance goes - landlords must ensure that all alarms are working, but testing them is the responsibility of the tenants. If there is a problem, then it is down to the landlord to replace them.
